MERS

MERS was created by the mortgage finance industry to eliminate the need to prepare and record assignments when trading mortgage loans.  U.S. Recordings simplifies this process by registering loans directly into MERS on your behalf while assisting you in managing your MERS portfolio. We track registrations to completion using the MERS quality assurance standards.

There are two types of loans registered on the MERS system:

•  MOMs (MERS as Original Mortgagee):  Language is incorporated into the first page of the Security Instrument that identifies MERS as the Original Mortgagee.  An 18-digit MIN number is issued to the loan and displayed on the Security Instrument.

•  Non-MOMs:  Loans that were not originated with MERS and need to be issued a MIN number to be displayed on an assignment to MERS and recorded with the county.
